Porter Beach

Porter Beach is a lakeside neighborhood of approximately 100 homes within the Town of Porter, Indiana, situated along a crescent of Lake Michigan shoreline in the Indiana Dunes region. While it shares municipal governance with the broader Town of Porter, Porter Beach has a distinct identity and a long-standing community organization — the Porter Beach Association — that supports its social life and neighborhood character. Residents identify strongly with the beach community rather than the town at large.

Porter Beach is among the oldest shoreline communities in the Indiana Dunes region, predating the planned developments of Ogden Dunes, Dune Acres, and Beverly Shores by decades. Known historically as Waverly Beach and later Johnson's Beach, the area was drawing Chicago-area visitors to Lake Michigan by the late 1800s. By 1912, local fishermen had established a fish house on the eastern end of the beach, and by 1930 the Johnson Inn — a 30-room hotel with bathing facilities and a restaurant — had opened to serve the summer crowd. The Johnson Inn building still stands as of this writing, a quiet remnant of the community's earliest commercial era.

Beach access in Porter Beach is pleasantly varied. The Town of Porter operates a parking lot at the north end of Wabash Street, with permits available to Porter residents on a first-come, first-served basis — non-residents may purchase remaining passes if available. Two National Park Service lots serve the area as well: a north lot closest to the lake and facilities, and a gravel south lot. Beyond the formal lots, a number of north-south residential streets dead-end at the shoreline, providing informal access points that give the neighborhood an open, unhurried beach-town feel.

Porter Beach has a social, unpretentious character that feels like a throwback to pre-gentrification California or Florida beach towns. The community is a genuine mix — substantial lakefront homes sit comfortably alongside modest family cottages that have been in the same families for generations. The Porter Beach Association describes its residents as "passionate dune-loving folks, a mix of both weekenders and year-round occupants, homeowners and long-term tenants." There is nothing exclusive or manicured about it. That's precisely the point.

Porter Beach occupies a rare geographic position — sandwiched between federally owned, undeveloped land to its west and Indiana Dunes State Park to its east. Neither boundary has public trails, which means the neighborhood enjoys a level of natural buffer and seclusion unusual even by Indiana Dunes standards. The surrounding protected land is permanent, which has long-term implications for development constraints, environmental character, and value.

This is one of the most misunderstood aspects of owning lakefront property in Indiana, and worth understanding clearly before purchasing.

The Indiana Supreme Court ruled in Gunderson v. State (2018) that Lake Michigan's shoreline is held in public trust up to the ordinary high water mark — the point where wave action creates a visible, natural demarcation on the beach. In practice, this often includes a substantial portion of the dry sand beach, not merely the wet sand at the water's edge. In high water years, it may encompass the entire beach. The land below the ordinary high water mark is owned by the state and held in trust for public use, including walking, fishing, and boating.

Deeds for lakefront properties sometimes describe ownership extending to the water's edge, but the Court held that public trust ownership predates Indiana statehood and supersedes those claims. A seller's assertion of exclusive beach ownership is, at minimum, a legally nuanced one.

That said, lakefront ownership does confer meaningful rights. Littoral owners — those whose property borders the lake — retain a vested right to access the water regardless of where the ordinary high water mark falls in a given year. You may cross the public trust land to reach the lake, and as the high water mark shifts over time due to lake level fluctuations, erosion, or accretion, your private property line shifts with it while your right of access remains intact.

The practical implications: you cannot exclude the general public from the beach below the ordinary high water mark, even directly in front of your home. Construction of docks, seawalls, or other structures in that zone typically requires a permit from the Indiana Department of Natural Resources. And while access to your shoreline communities' beach may feel private — limited by parking restrictions, geography, or community governance — the legal character of the beach itself is a different matter.

Buyers considering lakefront properties in any Indiana shoreline community should factor this into their understanding of what they are purchasing.
